First floor space will only be considered when no other space is available. Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building faade, column spacing less than 20 on center, etc. The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. Offered space cannot be located near HAZMAT facility, low risk facilities, day care, senior citizen centers or hospitals and cannot be located within 400-0 of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).
